Pottstown Planning Committee Evaluates ‘Villages at Fricks Lock’ Housing Development Proposal

Earlier this week, the Pottstown Metropolitan Regional Planning Committee assessed proposals for a new housing development comprising 155 units, situated on a slightly over 100-acre triangular parcel of land in East Coventry, where Route 724 intersects with Fricks Lock Road and Sanatoga Road. This information was reported by Evan Brandt in The Daily Local News.

The development, known as the “Villages at Fricks Lock,” was put forth by Artisan Development Group, headquartered in Devon. The concept involves placing homes in close proximity to one another to allocate approximately 60 acres of open space within the property. Additionally, the project necessitates the realignment of Fricks Lock Road and the installation of a new traffic signal.

Marley Bice, who serves as Montgomery County Community Planner and advises the Pottstown Metropolitan Area Regional Planning Committee, highlighted that the project’s design aligns with Pennsylvania’s “Growing Greener” initiative. Bice noted, “By clustering the residences closely, they can accommodate more housing units while preserving a significant portion of open space.”

The development merges five parcels currently utilized for agricultural purposes and adheres to the existing zoning regulations. Larry Tietjen, a member of the East Coventry Planning Commission, mentioned that the project remains in the preliminary approval stage.
